Yes. Prestigious Home Improvements, Inc. is licensed under Florida Certified Residential Contractor license CRC1327831, which is valid statewide, and the company is fully insured. You can verify the license yourself in about a minute: go to myfloridalicense.com, choose "Search by License Number", enter CRC1327831 and you will see it listed as Current, Active, with Prestigious Home Improvements, Inc. as the business name (DBA). We are happy to send a certificate of insurance before we start, and many HOAs ask for one anyway.
Yes, on every job that needs one, under our license. In Charlotte County that usually means Charlotte County Community Development or the City of Punta Gorda; in Sarasota County it is the county, or the cities of North Port, Venice or Sarasota depending on the address; in Lee County it is the county, Cape Coral, Fort Myers or Bonita Springs; in Manatee County, the county handles Lakewood Ranch's northern villages and Parrish. We prepare the drawings and product approvals, submit the application, schedule every inspection and close the permit out. Never let a contractor ask you to pull an owner-builder permit for their work.
Yes. Tim comes to the house, measures, looks at the conditions you can't see from a photo, listens to what you want, and sends you a written, itemized estimate, usually within a week of the visit. There is no fee and no obligation, and we do not do the high-pressure "sign tonight" routine.
You get a fixed price for a written scope. Every line of work and every material is listed, and anything you have not picked yet, such as tile or cabinet hardware, is shown as a clear allowance. If you want to change something, or we open a wall and find rot or termite damage that nobody could see, we stop, show you, and write a change order with the price. Nothing extra is done or billed until you sign it.
Yes, financing is available on approval through third-party lenders. Ask during the estimate and we will explain the options and help you apply. Approval and rates are set by the lender, not by us.
It depends on the scope and on permitting. As a rough guide: a window and door package is installed in 1–4 working days once the product arrives, a bathroom takes 2 to 4 weeks, a kitchen 4 to 8 weeks, and an addition or whole-home remodel several months. Impact products are made to order and typically take 8–14 weeks to arrive, and permit review can add a few weeks, longer after a storm. You get a written schedule before we start and updates when anything moves.
Yes. Every job comes with a written workmanship warranty covering our installation and labor, with the terms spelled out in your contract. Manufacturer warranties on windows, doors, cabinets and other products are passed through to you, and we register them where the manufacturer requires it. If something we built is not right, you call Tim and we come back.
Yes, we work year-round, but we plan around the season (June 1 to November 30). We avoid leaving an opening exposed overnight, we watch the forecast, and if a named storm is coming we secure the site and any open work before it arrives. If you want impact windows or a new lanai enclosure in place before next season, the best time to start is winter or early spring, because of product lead times and permit review.
Yes. Many communities in Southwest Florida require architectural review for windows, doors, roofs, exterior colors, lanais and additions, and condos usually need board approval plus a certificate of insurance. We prepare the product specs, drawings, color samples and insurance certificate for your application and adjust the scope if the board asks for changes. We do not start exterior work until the approval is in hand.
We can document the damage with photos and measurements, write a detailed repair estimate your adjuster can compare line by line, and meet the adjuster on site if you want us there. We do not act as a public adjuster, we do not ask you to sign over your insurance benefits, and we will not inflate a claim. In a flood zone, keep in mind the FEMA 50% rule: if repairs exceed half the value of the structure, the home may have to be brought up to current flood elevation rules, and we will tell you early if that is likely.
We are based in Port Charlotte and work from Sarasota and Lakewood Ranch down to Fort Myers and Bonita Springs, across Charlotte, Sarasota, Lee and Manatee counties: Port Charlotte, Punta Gorda, North Port, Englewood, Venice, Sarasota, Siesta Key, Lakewood Ranch, Fort Myers, Cape Coral and Bonita Springs. If you are unsure whether we cover your address, call and ask.
A deposit when you sign, progress payments tied to clear milestones (for example, materials delivered, rough-in inspection passed), and the final payment only after the final inspection passes and you have signed off on the punch list. Under Florida law, a contractor who takes more than 10% of the contract price as a deposit must apply for the permit within 30 days and start work within 90 days of the permit being issued, and your contract will include the required notice about the Florida Homeowners' Construction Recovery Fund.
Our own crew. We are a family-owned company: Tim Fomin prices the job and manages it from start to finish, and Vlad Filippov leads the installers in the field. You get Tim's phone number and he is your contact the whole way through. Where Florida requires a separately licensed trade, such as electrical, plumbing or HVAC, we use licensed subcontractors we have worked with for years and we supervise their work.
Decide what you want to live with during the work: for a kitchen, set up a temporary kitchen in another room; for a bathroom, make sure another shower is usable. Clear the work area and a path from the driveway, and move valuables and fragile items. Tell us about pets, alarm codes, gate codes and HOA work-hour rules. Make product choices early, because special-order items drive the schedule. We will walk you through a short checklist before day one.
