Siesta Key is a barrier island, and building here is shaped by the water on both sides. Homes range from mid-century cottages and ranches to large elevated new builds on the bay and canals, alongside condo buildings near the beach. Exposure to wind and salt air is high, so window and door products need design pressures for coastal exposure and hardware that holds up to salt.
Most of the island is in high-risk FEMA flood zones. Helene's surge and Milton's wind in 2024 damaged homes and condos across the key. For large remodels and rebuilds, the FEMA 50% substantial-improvement rule applies, and work near the Gulf can also run into Sarasota County's coastal setback rules.
