How we work · Charlotte, Sarasota, Lee & Manatee

One Crew. One Contract.No Guesswork.

Most remodels go sideways because nobody explains what comes next. Below is every stage of a job with us: what we take care of, roughly how long it runs, and the short list of things we need from you.

  • Fixed written price
  • We pull every permit
  • Written workmanship warranty

The full timeline

What Happens at Every Stage

Times shown are typical for a mid-size remodel in Charlotte, Sarasota or Lee County. Your contract carries the schedule for your own job.
  1. 01

    Free in-home estimate

Usually within 48 hours of your call

    What we do

    • Walk the house with you and listen to what you want to change
    • Measure, photograph and check what is behind the problem (moisture, framing, wiring age)
    • Flag permit, HOA and flood-zone issues before they cost you money

    Your role

Be home for about an hour. Show us the rooms, the wish list and anything that has bothered you about the house.

  2. 02

    Written, itemized scope

Usually within a week of the visit

    What we do

    • Send a line-by-line estimate: labor, materials, allowances, permits, cleanup
    • Mark every allowance (tile, fixtures, cabinets) so you know what is a placeholder
    • Walk you through the numbers by phone or in person, and revise as often as you need

    Your role

Read it, ask questions, and tell us what to cut or add. Compare it with other bids line for line.

  3. 03

    Contract & schedule

When you are ready — the price holds for 90 days

    What we do

    • Turn the final scope into a fixed-price contract with a payment schedule tied to progress
    • Include the Florida Homeowners' Construction Recovery Fund notice required by state law
    • Give you a target start date and an estimated duration in weeks

    Your role

Sign the contract, pay the deposit, and pick your selections or the date you will have them.

  4. 04

    Permits & materials

Typically 2–6 weeks, depending on the county and the job

    What we do

    • Draw up and submit permit applications to the county or city building department
    • Get HOA or condo association approval packets together when needed
    • Order windows, doors, cabinets and long-lead items and track delivery dates

    Your role

Sign and record the Notice of Commencement when the permit requires it. Approve any HOA paperwork.

  5. 05

    Demo & rough-in

First days to first weeks on site

    What we do

    • Protect floors, furniture and landscaping; set up dust walls where we work indoors
    • Demolish, haul away debris, and repair hidden damage only after you approve the change in writing
    • Run framing, plumbing, electrical and HVAC changes to code

    Your role

Clear the work area and keep pets and kids out of it. Answer change-order questions within a day or two.

  6. 06

    Inspections

At each stage the permit calls for

    What we do

    • Schedule every inspection and meet the inspector on site
    • Fix anything flagged before we cover it up — nothing gets closed in uninspected
    • Send you photos and the inspection result after each one

    Your role

Provide access on inspection days. That's it — the paperwork is ours.

  7. 07

    Finishes

The last third of the job

    What we do

    • Install drywall, tile, cabinets, trim, paint, fixtures and hardware
    • Check every finish against your selections and the contract
    • Keep the site broom-clean at the end of each workday

    Your role

Visit at the milestones we suggest and tell us early if anything looks different than you pictured.

  8. 08

    Walkthrough & warranty

    Final week

    What we do

    • Walk every room with you and write a punch list together
    • Close the punch list, pass the final inspection and close the permit
    • Hand over manufacturer warranties, care instructions and our written workmanship warranty

    Your role

Walk the job with us, sign off on the punch list, and make the final payment once you are satisfied.

Your checklist

The Few Things We Need From You

Most remodeling delays come from waiting on a decision or a document. Have these ready and the crew keeps moving.

  • A decision-maker at the estimate (both owners if two names are on the deed)
  • HOA or condo rules and the management company contact, if you have one
  • Your survey, past permits or plans if you have them — not required, but helpful
  • Flood-zone or elevation certificate for additions and major remodels
  • Selections (tile, fixtures, cabinets, colors) by the dates in your schedule
  • A clear path to the work area and a spot for the dumpster or trailer
  • Insurance claim number and adjuster report for storm or water-damage jobs
  • Quick answers on change orders so the crew does not have to stop

In writing

The Commitments We Make Before Day One

These are in the contract, not the brochure. If we don't keep one, you have it on paper.
  • A written price that holds for 90 days

Your estimate is itemized line by line and stays good for 90 days. Take time to plan, compare and budget; the number does not move while you think it over.

  • One person who answers for the job

Tim prices the work and runs it start to finish. You get one phone number, and the person who made the promise is the one who picks up.

  • Permits pulled, every time

If the work needs a permit, we pull it under our own license and book every inspection. We never ask you to file as an owner-builder for our work.

  • No surprise charges

If opening the walls reveals something new, you get a written change order showing the cost before any added work starts. Nothing is added unless you sign.

  • A clean house at the end of every day

Floors protected, dust contained, debris hauled off. We keep a working sink and a path through the house whenever the scope allows.

  • A walkthrough before the final invoice

We walk the finished work with you, write the punch list together and close every item. The last bill comes after you sign off, not before.

  • “We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”

  • “We are so glad that we chose Prestigious Home Improvement (out of 4 companies we received quotes from). It truly is a family business and Tim and Vlad are extremely knowledgeable in the skills needed for executing replacement and installation of doors and windows according to county building codes. … Tim was very good in keeping us advised as to the timeline for the supplies and he worked around our calendar needs as well. We highly recommend this small, family owned and operated business!”

From start to finish the installation of our sliders by Tim Fomin and his skilled team was professional, smooth and stress-free. Thanks again Tim.”

  • “Prestigious Home Improvements are the best! I have used them to replace windows, reframe windows, and work on fixing a leak near a slider. They are simply excellent. They approach each job analytically and think through options and then select the one that gets the job done. Their pricing is fair and they are pleasant to work with.”

Financing

Start Now, Spread the Cost Over Time

A bathroom, a kitchen remodel or a whole house of impact windows costs real money, and you don't have to pay it in one shot. Ask about it at your free estimate and we'll go over the choices with you, subject to credit approval.
  1. 01

    At your estimate

    Ask during your estimate

Bring up financing during the visit. We can break the written price into monthly payments so you see them before you commit.

  2. 02

    All or part

Finance all of it or just part

Some homeowners finance the whole project, others pay a portion up front and spread out the rest. You choose the split that fits.

  3. 03

    Cash or financed

    The same price either way

Financing changes how you pay, not what the job costs. The itemized number on your estimate stays the same, subject to credit approval.

You get a fixed price for a written scope. Every line of work and every material is listed, and anything you have not picked yet, such as tile or cabinet hardware, is shown as a clear allowance. If you want to change something, or we open a wall and find rot or termite damage that nobody could see, we stop, show you, and write a change order with the price. Nothing extra is done or billed until you sign it.
