Built for the conditions
Gulf Coast Wind, Rain and Sun Are Hard on a Backyard
- 01
Wind loads near the coast
Design wind speeds here often exceed 150 mph. The covers we see fail after storms are almost always unpermitted kits with weak attachments to the house.
- 02
Sandy soil and summer rain
Pavers without a compacted base and edge restraint shift within a year. The base is most of the work, and it is what you never see.
- 03
Salt air and full sun
304 or marine-grade 316 stainless, block or aluminum frames instead of wood, and no quartz in direct sun; it can discolor.

Typical 2026 Charlotte, Sarasota and Lee County ranges. Long gas, water and electrical runs from the house are the usual hidden cost, so we measure and price them in your estimate. Permit review adds about 2 to 6 weeks before work starts.

Southwest Florida
Permits, HOA Setbacks and Hurricane Season
- 01
Permits and wind loads
Patio covers, pergolas and outdoor kitchens with gas or electrical require permits in Charlotte, Sarasota and Lee counties. Structures must be engineered for local design wind speeds, which often exceed 150 mph near the coast. We provide the drawings and schedule the inspections.
- 02
HOA rules and setbacks
Most communities in North Port, Venice and Cape Coral limit how close structures can sit to property lines and canals, and require approval of colors and materials. We check setbacks, prepare the HOA package and get approval before we dig.
- 03
Hurricane season prep
We design covers and pergolas to stay put, and we recommend furniture, grill covers and shades that can be stored quickly. Adjustable louvered roofs should be left open in high wind, and we show you how before we leave.

What Homeowners Say About Our Crew
Real reviews from real jobs, posted on Google, Yelp and the BBB. Names shortened for privacy.
“We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”
Ronald S.Manatee County · Lanai wall rebuild & storm doorGoogle “We are so glad that we chose Prestigious Home Improvement (out of 4 companies we received quotes from). It truly is a family business and Tim and Vlad are extremely knowledgeable in the skills needed for executing replacement and installation of doors and windows according to county building codes. … Tim was very good in keeping us advised as to the timeline for the supplies and he worked around our calendar needs as well. We highly recommend this small, family owned and operated business!”
Jwb M.Sarasota · Exterior doors, sliders & windowYelp “If you're searching for a company that is reliable and very experienced at installing sliding glass doors then choose Prestigious Home Improvements. From start to finish the installation of our sliders by Tim Fomin and his skilled team was professional, smooth and stress-free. Thanks again Tim.”

Yes, in almost all cases. Attached patio covers and most pergolas need a building permit and engineered drawings in Charlotte, Sarasota and Lee counties. We handle the drawings, the application and the inspections.
A properly engineered and permitted insulated aluminum cover is designed for your area's wind speed. The failures we see after storms are almost always unpermitted kits with weak attachments to the house. Ours are built to the approved drawings and inspected.
Pavers cost more up front but rarely crack, stay cooler in light colors and can be lifted and reset if the ground moves. Concrete is cheaper at first but often needs crack repair and recoating every few years in Florida.
304 or marine-grade 316 stainless for appliances and doors, a granite, quartzite or porcelain top, and a block or aluminum frame instead of wood. Quartz countertops are not a good idea in direct sun because they can discolor.
Often, yes. We check clearances for the grill, add a vent hood if needed, and run gas and electrical to code. If your lanai is screened, we also plan to keep smoke and heat away from the screen.
A paver patio usually takes one to two weeks. Patio covers and outdoor kitchens typically take two to five weeks of work, plus permit time, which usually runs two to six weeks depending on the county.
Yes, financing is available on approval. Many homeowners phase the work, for example pavers and a patio cover now and the kitchen next year, and we design the first phase so the second fits without rework.
