Keep it open-air but better: new floor and ceiling, fans and lights, and the old patio door upgraded to an impact slider.

After Ian, Helene and Milton
What Three Hurricanes Showed About Pool Cages
- 01
Cages built light came down first
Ian, Helene and Milton left bent beams, popped gutters and screen torn out in sheets. Many of those cages were built to lighter 1990s plans.
- 02
Corrosion hides in the connections
Bleeding screws and chalky aluminum mean the fasteners holding the cage together are weakening, long before anything looks bent.
- 03
New screen on a failing frame is wasted
Fresh mesh looks great until the next storm finds the weak beam. That is why we inspect the structure before we talk about screen.

Rescreen, Rebuild, or Convert?
Usually the right path
Rescreen and repair
The frame can carry new screen. You get new mesh, splines and stainless fasteners, with any damaged members swapped. A like-new enclosure for the least money.
- Typical cost
- $2,500–$8,000
- Time
- 1–3 days
- Permit
- Usually not required for a straight rescreen
A starting point, not a diagnosis. We confirm it on site after checking the frame, slab, roof tie-in and flood zone.
Know the signs
Signs Your Lanai or Pool Cage Needs Work
- 1Torn or sagging screenHoles, popped splines and panels that flap in the wind let bugs in and tend to get worse with every storm.
- 2Rust streaks and chalky aluminumBleeding screws and powdery frames mean corrosion is working on the connections that hold the cage together.
- 3Bent beams or a cage that shiftedIf a storm twisted a beam, pulled a gutter loose or moved the structure, new screen will not solve it. The frame needs a real evaluation.
- 4Screen doors that will not latchDoors that drag or refuse to close often point to a racked frame or a settled footer, not just a tired closer.
- 5Cracked or sloping slabCracks, lifted pavers or a deck that drains toward the house create trip hazards and send rain where it should not go.
- 6A lanai nobody sits inToo hot in August, too buggy at dusk, too exposed in a storm. A remodel or conversion can turn it into the room you use most.

Florida rules
Engineering, Flood Zones and HOAs
- 01
Engineering after Ian, Helene and Milton
Many older cages in the region were built to lighter standards and failed in recent storms. New enclosures need engineering for your local wind speed and exposure. We use current drawings, not the original 1990s plans.
- 02
Flood zones and enclosed lanais
If your lanai floor sits below base flood elevation, enclosing it as living space can be restricted. We check your FEMA flood zone and elevation certificate before we design a conversion, so there are no surprises at permit review.
- 03
HOA rules
Deed-restricted communities in North Port, Punta Gorda Isles, Venice and Cape Coral often dictate frame color, screen type and cage height. We prepare the submittal and wait for approval before ordering material.
Why homeowners hire us
What You Can Hold Us To
We check the frame before we sell screen
If the structure cannot carry new screen safely, we tell you, show you what we found and price the fix instead of a rescreen that will not last.
Every path priced in writing
Rescreen, rebuild or conversion, each with its own written scope and price, so the decision is yours and the numbers are real.
Current engineering on every new build
New cages and conversions follow sealed drawings for today's wind requirements, with heavier framing wherever the engineer calls for it.
Pool, deck and plants protected
We cover the pool, keep debris out of the water and off the landscaping, and clean up at the end of every workday.
Nothing ordered before approvals
Permit and HOA approval come first. We do not buy aluminum or glass until both are in hand.
Workmanship warranty in writing
We walk the finished space with you before final inspection and back the work with our written warranty.

“We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”

Most rescreens in Port Charlotte and North Port run $2,500 to $8,000 in 2026, depending on size, screen type, and how many fasteners and frame parts need replacing.
If the frame is straight, the fasteners are not rusted through, and the footers are sound, rescreen. If beams are bent, gutters are separated or the cage moved in a storm, rebuild. We show you what we find and price both.
Yes, if it is under the main roof and the floor elevation works for your flood zone. We frame knee walls or install full impact glass, add insulation, AC, outlets and lighting, and permit it as conditioned space.
New enclosures, rebuilds, conversions and roof covers need a permit. A straight rescreen on an existing frame usually does not. We tell you which applies and handle the permit when it does.
One to three weeks on site once engineering, permit and HOA approval are done. Approvals usually take three to six weeks before that.
Standard 18/14 for most cages, no-see-um screen if you sit out at dusk near water, and heavy-duty pet screen on the lower panels if you have dogs. We bring samples.
Usually, with conditions on color, height and style. We prepare the drawings and product sheets your HOA asks for and do not order material until you have written approval.
