Why paint fails here
Paint Works Harder in Southwest Florida
- 01
Humidity near 90 percent
Paint over damp or chalky stucco does not bond. It blisters and peels, usually within two seasons. We check moisture before we open a can.
- 02
A storm almost every afternoon
From June to September, hairline cracks let rain behind the paint daily. They get routed and filled before any coating goes on.
- 03
UV all year
South and west walls chalk and fade first. The right coating system and enough film thickness are what buy you extra years.

What Would a Repaint Cost?
Walls, ceilings and trim, measured by the floor area of the rooms you want painted.
Typical interior repaint
$5,400 – $10,800
at $3–$6 per sq ft of floor area
Typical 2026 Charlotte and Sarasota County ranges. Dark-to-light color changes, heavy patching and vaulted ceilings cost more; walls-only with no color change costs less. Your fixed price comes after the free inspection.
Try the chalk test
Signs Your Exterior Paint Is Losing to the Florida Sun
- 1Chalk comes off on your handRun a palm across a south or west wall. A powdery residue means UV has broken down the binder and the coating has stopped sealing the stucco.
- 2One side of the house is lighterWhen the sunny elevations look washed out next to the shaded ones, the pigment and the protection are wearing away together.
- 3Hairline cracks in the stuccoThin cracks let rain in behind the paint every rainy-season afternoon. Left open, they widen and start showing up as stains or blisters.
- 4Blisters and peelingBubbles and flakes usually mean moisture is trapped behind the film, or the last coat went over damp or chalky stucco. Another coat on top will not stick.
- 5Black streaks under the eavesMildew near the roofline, behind shrubs or below gutters means those walls stay wet. It needs a mildewcide and a look at the water source, not just a rinse.
- 6Soft fascia and trimPeeling paint on wood trim often hides rot. If a screwdriver sinks in, the board gets replaced before anyone paints it.
Coating systems
Acrylic, Elastomeric or Enamel?
Acrylic masonry paint
A breathable exterior coating applied over a masonry sealer or conditioner, usually in two coats.
- Best when: the stucco is sound with few cracks
- Lower cost per job than elastomeric
- Simple to repaint over down the road
Elastomeric coating
A thick, flexible film that stretches across hairline cracks and sheds wind-driven rain off block and stucco walls.
- Best when: walls show many hairline cracks
- Goes on at a higher film thickness
- Not for walls that hold moisture behind them
Interior and cabinet enamels
Low-odor waterborne paint for walls and ceilings, and a hard, washable urethane-modified enamel for cabinets, doors and trim.
- Washable matte or eggshell on walls
- Non-yellowing semi-gloss on trim
- Cabinet doors sprayed off-site
How it works
From First Visit to Final Touch-Up
Free on-site inspection
Usually within 48 hours
We test for chalking and moisture, look for cracks, rot and mildew, and leave you a written, itemized estimate.
Colors and HOA approval
Before we schedule
Large swatches go up on your own walls in real daylight. In deed-restricted communities we prepare the color submittal and wait for the approval letter.
Prep and repairs
Most of the job
Washing, mildewcide, stucco and drywall repair, caulk and primer. Anything beyond the estimate is photographed and priced on a signed change order first.
Coating
Moisture checked first
Each coat goes on at the thickness the manufacturer specifies. In rainy season we check the stucco is dry before we open a can.
Walkthrough and warranty
Before the final invoice
We walk it together, finish the touch-up list, leave labeled leftover paint and hand over the written warranty. Then we bill.

Southwest Florida
HOA Colors, Rainy Season and Older Homes
- 01
HOA color approval
Many deed-restricted communities in North Port, Venice and Punta Gorda Isles require exterior colors from a preset palette. We prepare the submittal with color names and codes and wait for the approval letter before we start.
- 02
Rainy season scheduling
From June through September we plan exterior work for mornings, check stucco moisture before coating, and keep a day of buffer in the schedule. Paint applied to damp stucco is the most common cause of early blistering we see.
- 03
Lead and asbestos in older homes
Homes built before 1978 may have lead paint, and older popcorn ceilings may contain asbestos. We test first and follow EPA lead-safe practices, so dust from the job does not become a health problem.

What Homeowners Say About Our Crew
Real reviews from real jobs, posted on Google, Yelp and the BBB. Names shortened for privacy.
“We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”
Ronald S.Manatee County · Lanai wall rebuild & storm doorGoogle “We are so glad that we chose Prestigious Home Improvement (out of 4 companies we received quotes from). It truly is a family business and Tim and Vlad are extremely knowledgeable in the skills needed for executing replacement and installation of doors and windows according to county building codes. … Tim was very good in keeping us advised as to the timeline for the supplies and he worked around our calendar needs as well. We highly recommend this small, family owned and operated business!”
Jwb M.Sarasota · Exterior doors, sliders & windowYelp “If you're searching for a company that is reliable and very experienced at installing sliding glass doors then choose Prestigious Home Improvements. From start to finish the installation of our sliders by Tim Fomin and his skilled team was professional, smooth and stress-free. Thanks again Tim.”

With proper prep and a quality acrylic, expect about 7 to 10 years. A correctly applied elastomeric system often reaches 10 to 12. South and west walls fade first, so they usually decide when you repaint.
For most block and stucco homes with hairline cracks, yes. It stretches over small cracks and sheds water. It is not ideal over surfaces that trap moisture behind them, so we check the walls first and recommend the right system for your house.
No. We use low-odor waterborne products and work room by room so you keep a usable kitchen, bath and bedroom. Cabinet doors are sprayed off-site, so there is no spray mist in the house.
If the boxes are solid wood or good plywood and the layout works for you, painting is a strong value at roughly a quarter of the cost of new cabinets. Thermofoil or peeling laminate cabinets are usually not worth painting, and we will tell you so.
Yes. We treat with a mildewcide before washing, rinse thoroughly, and use paint with mildew-resistant additives. If the streaks come from a roof, gutter or sprinkler problem, we point that out so it does not come right back.
Painting alone usually does not need a building permit in Charlotte or Sarasota counties. HOA approval is a separate requirement. If the job includes stucco replacement, structural repairs or new windows, we pull the permit.
Yes. Financing is available on approval, and many homeowners combine an exterior repaint with other work, like impact windows or a lanai rescreen, under one contract.
