Flooring & Tile Installation in Port Charlotte

Nearly every home here sits on a concrete slab, and the slab decides how a new floor performs. We check it for flatness and moisture before we quote, so leveling is a line on the estimate, not a mid-job phone call.

What we install

Plank, Tile and Wood on a Flat, Dry Slab

Plus the part most flooring jobs start with: getting the old floor out cleanly, from glued-down carpet to 1980s tile and original terrazzo.
  • Open living area in a remodeled home with white and warm wood tonesIllustrative photo

    Luxury vinyl plank

Waterproof rigid-core plank through living areas and bedrooms, run in one direction so it flows room to room.

Typical: $6–$11 / sq ft installed

  • Newly installed white tile floorIllustrative photo

    Porcelain tile

Large-format or wood-look porcelain over an uncoupling membrane, with leveling clips so edges sit flush.

Typical: $11–$20 / sq ft installed

  • Close-up of new brown hardwood flooringIllustrative photo

    Engineered wood

A real wood wear layer on a stable core, over a barrier rated for slab-on-grade, once the slab tests dry enough.

Typical: $12–$22 / sq ft installed

  • Interior room stripped down for restoration with paint on the floorIllustrative photo

    Old tile & terrazzo removal

Dust-controlled removal with shrouded tools and HEPA vacuums, thinset ground off, cracks treated, debris out the same day.

    Typical: $3–$6 / sq ft

Why new floors fail

Everything Starts With the Slab

Older slabs in Port Charlotte and North Port often have settlement cracks, root humps or dips near the sliders. We check flatness with a straightedge and a laser before we quote.
  • 01

    A dip makes plank click

Floating floors laid over a low spot flex with every step until the joints separate. The fix is leveling, not new boards.

  • 02

    A hump cracks big tile

Large-format porcelain needs the flattest slab of all. On an uneven one, edges lip and tiles crack along the high spot.

  • 03

    Moisture ruins wood

Slabs can hold a lot of water, especially after a house sat closed up after a storm. We test before any wood or glue-down product.

Know the signs

Signs It's Time for New Floors

Tap a tile with a coin, sniff the carpet after a rainy week, and walk the open plan barefoot.
  • 1Cracked or hollow tilesTap a tile with a coin. A dull, hollow note means it has let go of the slab, and cracks tend to follow.
  • 2Grout you cannot get cleanStained, crumbling or missing grout lets water and grit under the tile and is hard to fix one joint at a time.
  • 3Carpet that smells after rainA musty odor on humid days points to moisture held in the pad and carpet sitting on a concrete slab.
  • 4Plank that clicks, bounces or gapsFloating floors that separate were often laid over a dip. The fix starts with leveling, not just new boards.
  • 5Leak damage near wet roomsSwollen laminate edges or stained wood by the kitchen, baths or AC closet usually mean that floor is finished.
  • 6Three floors in one open planMismatched surfaces make the house feel smaller and leave raised transitions that are easy to trip on.

Choosing a floor

Plank, Tile or Wood?

All three can work in a Southwest Florida home. The right one depends on moisture, traffic, the condition of your slab and, in condos, the building's sound rules. Here is how they compare.
  • Rigid-core LVP

Waterproof, quiet and comfortable underfoot. Our most common choice for whole-home jobs.

    • Best when: you want one floor through living areas and bedrooms
    • Shrugs off humidity and wet feet from the pool
    • Quickest of the three to install
  • Porcelain tile

The hardest-wearing surface for kitchens, baths and lanai transitions, in large-format or wood-look plank.

    • Best when: durability and water resistance come first
    • Needs the flattest slab of the three
    • Strong pick for flood-prone ground floors
  • Engineered wood

A real wood wear layer on a stable core, for homeowners set on wood underfoot.

    • Best when: the slab tests dry enough
    • Needs a barrier rated for slab-on-grade
    • Not what we recommend in flood zones

How it works

From Measure to Final Walkthrough

Removal, leveling and install dates are in your contract, so you know which rooms are out of use and for how long.
  1. Free in-home measure

    Usually within 48 hours

Every room measured, the slab checked for flatness and moisture, transitions noted. Your estimate separates materials, removal, prep and install.

  2. Product and approvals

    Before we order

You choose from samples in your own light. For condos and HOAs we package the product data and sound ratings for board approval.

  3. Removal

    Dust-controlled

Furniture moved, containment up, old flooring out with shrouded tools and HEPA vacuums. Debris leaves the same day.

  4. Slab prep

    Photos before changes

Grinding, self-leveler and crack treatment as quoted. Anything past the estimate gets a written change order first.

  5. Install and trim

    Room by room

The floor goes down to spec, then baseboard, transitions and door trimming so everything closes and swings freely.

  6. Walkthrough

    Before the final invoice

We walk the floor together, close out the punch list and hand you the warranty and care sheet.

Southwest Florida

Condo Sound Rules, Slab Moisture and Flood Zones

  • 01

    Condo sound underlayment rules

Most condo associations in Venice, Sarasota and Fort Myers require hard floors on upper levels to meet a minimum sound rating, often IIC 50 or higher, and need board approval before work starts. We prepare the product data and submittal, and we install the exact mat that was approved.

  • 02

    Slab moisture and humidity

Florida slabs can hold a lot of moisture, especially in homes that sat closed up after a storm. We test before installing wood or glue-down products and keep the AC running during the job so materials acclimate to real living conditions.

  • 03

    Flood-prone ground floors

In flood zones around the Port Charlotte canals, Punta Gorda and Englewood, we usually recommend porcelain tile or waterproof LVP on ground floors. Both clean up and dry out far better than wood or laminate after a surge or plumbing leak.

What Homeowners Say About Our Crew

Real reviews from real jobs, posted on Google, Yelp and the BBB. Names shortened for privacy.

  • “We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”

  • “We are so glad that we chose Prestigious Home Improvement (out of 4 companies we received quotes from). It truly is a family business and Tim and Vlad are extremely knowledgeable in the skills needed for executing replacement and installation of doors and windows according to county building codes. … Tim was very good in keeping us advised as to the timeline for the supplies and he worked around our calendar needs as well. We highly recommend this small, family owned and operated business!”

For most homes, yes. Rigid-core LVP is waterproof, comfortable, quiet and handles humidity well. Choose a thicker 20 mil wear layer if you have large dogs or a lot of sand traffic from the beach or pool.
