What Sarasota Kitchens Usually Need

Older Sarasota homes, especially the 1950s through 1970s ranches in Gulf Gate, South Gate and nearby, were built with small, closed kitchens. The most common request in these homes is to open the kitchen to the living area. Interior walls in these block homes are often not load-bearing, but not always, and a wall that comes out usually has wiring, plumbing or ductwork to reroute. An engineer confirms it before anything is cut.

In Palmer Ranch, Lakewood Ranch and other master-planned communities, the house is newer but the kitchen is builder-grade: laminate counters, particleboard boxes and an island too small to use. There the work is usually new cabinets and counters in the same layout, sometimes a bigger island, with HOA review only if the exterior changes, such as a new vented hood through the wall.

Our own Sarasota jobs show how the kitchen connects to the rest of the house. On one, we set a new white PGT single-hung window in the existing opening over the kitchen sink, between the kitchen and a lanai with a serving ledge outside. If you are planning a kitchen and new windows or sliders, we sequence both under one contract so nothing gets opened twice.

Your schedule

How Long You Will Be Without a Kitchen

Layout, selections, permits and cabinet delivery all happen while your old kitchen still works. The clock below starts on demo day. Pick your project to see a typical schedule.

Without a working kitchen

3–4 weeks

  1. 1Demo · ~a few daysOld cabinets and counters out, dust walls up, floors covered.
  2. 2Cabinets · ~1 wkInspected-on-arrival cabinets set dead level and fastened.
  3. 3Countertops · ~1.5 wkStone templated in place, then cut and installed. A temporary sink can bridge the gap.
  4. 4Finish · ~1 wkSink, faucet and disposal connected, backsplash, lighting, punch list.

A typical schedule at the long end of the range. Your contract has your own start and finish dates; inspections and stone fabrication are the usual variables.

“Prestigious Home Improvements are the best! I have used them to replace windows, reframe windows, and work on fixing a leak near a slider. They are simply excellent. They approach each job analytically and think through options and then select the one that gets the job done. Their pricing is fair and they are pleasant…”

  • “We found Prestigious Improvements at the Sarasota home show last year among a number of contractor exhibits. The bid and project was to replace an original exterior aluminum wall and storm door on the back of our lanai constructed circa 1985. … The windows and door are storm rated; the interior was finished to match the room walls, paint color and textures. While the project duration went longer than expected due to building permit issues and inspection scheduling, the finished product is well-done with quality materials and workmanship.”

  • “We are so glad that we chose Prestigious Home Improvement (out of 4 companies we received quotes from). It truly is a family business and Tim and Vlad are extremely knowledgeable in the skills needed for executing replacement and installation of doors and windows according to county building codes. … Tim was very good in keeping us advised as to the timeline for the supplies and he worked around our calendar needs as well. We highly recommend this small, family owned and operated business!”
